What our inspections do?

In order to assist our clients in assessing any potential property defects and potential risks that are on the specific site. We have designed a process and preventative maintenance inspection that provides property specialists with a third-party view on how the property is maintained and what items may need attention.

Throughout the site inspection we identify a number of defects that may require attention for repair, and this is solely up to the centre managements discretion as to what they feel is appropriate course of action.

We had Tim come to our property on the Gold Coast to do some major repairs. Tim was professional, courteous and respectful. Tim's attention to detail was outstanding and he kept me up to date throughout the whole process. Tim had Paula working with him and her professionalism was great as well. The job was major repairs and Tim made sure we had minimal disruption and the process was stress free.

WHY ARE THEY IMPORTANT

 

To avoid excessive spending on repairs, we have found that its better to identify the issues before something becomes irreparable to fix it. Catching a problem early and fixing can save you a tonne of money in the long-run.

As a property owner or property manager, it’s best to have a preventive property maintenance checklist, to inspect the property regularly, and to fix any noticeable problems before they become expensive.


SOME OF THE THINGS WE IDENTIFY

  • Check for water leaks – a drip today is damage tomorrow – identifying minor water leaks as soon as you will avoid mould growing on walls, ceiling damage, floor damage, timber damage and more. With bathrooms and wet areas, this can be vital to avoiding tile defects, waterproofing damage and in extreme cases even for bathroom remodelling.
  • Seal cracks and damaged grouting in wet areas – Everyday use in bathrooms surfaces can lead to loose tiles and cracking and identifying this early is vital to major damage or worse as safety concern for users. We also identify wet sealing areas, such as tubs, sinks, toilets, urinals and more for any defects in the silicone work to avoid cabinet damage.
  • Identify trip and safety hazards – Buildings are always moving and its important to stay on top of any trip hazards that may arise. Entries, hallways, wet areas, ramps, stair nosing’s, correct colouring is all important to avoid those nasty claims.
  • Locks and Doors – Checking the functionality of these items are essential to the security of your property. If they do not work, unfortunately people can take advantage of the situation.
  • Paint condition – Why wait until the paint is faded off the road or pealing off the wall to do something about it. Identify line marking is imperative to the functioning of the properties traffic management plan and with the extreme weather we receive in Australia, regular checks of the building interior and exterior is always necessary.
